A house you are living in is not a building site, and the work has to respect that. Most residential work happens with someone at home — children in, a dog that will bolt through an open front door, a video call at eleven. We agree parking and access before the van arrives, protect the route we carry equipment along, and tell you before the water, gas or power goes off rather than after. Lifting boards or chasing a pipe run is sometimes unavoidable; what is avoidable is you finding out about it halfway through the afternoon.
West Berkshire housing stock is mixed, and the building decides the system far more than the brochure does. Brick and flint cottages towards Kintbury and Lambourn have solid walls, deep reveals and no obvious route for a flue or a refrigerant line. Post-war and 1970s semis in Newbury and Thatcham frequently still run microbore pipework feeding radiators sized for a boiler running much hotter than anything sold today. Newer estates are airtight and well insulated, which shifts the problem from heat loss to summer overheating and stale air.
Replace like for like, or move to a heat pump? That decision rests on three numbers rather than an opinion: the room-by-room heat loss, the flow temperature your existing radiators can deliver that heat at, and the space and mains pressure available for a hot water cylinder. Plenty of homes need only a handful of radiators changed; some need considerably more, and it is better to know that before committing to anything. Grant funding for heat pumps is only available where the installation is done under the relevant government scheme, which is worth confirming with any contractor.
Loft conversions and garden offices are where summer comfort usually falls apart — a room under the roof with a large window and no shading will sit well above the rest of the house by mid-afternoon. A wall-mounted split handles it, and the practical questions are all about siting: where the outdoor unit goes without dominating a patio or sitting under a neighbour's window, how the refrigerant pipe and condensate drain reach it, and whether the wall build-up allows a clean core. The same unit heats efficiently in winter, which people routinely forget to factor in.
Moisture has to leave a house somehow. Cooking, washing, drying clothes indoors and simply breathing put several litres a day into the air, and when a house has been draught-proofed without the ventilation being reconsidered, that moisture condenses on the coldest surfaces — window reveals, external corners, the wall behind a wardrobe. Building Regulations Part F sets minimum extract rates for kitchens, bathrooms and utility rooms, and a continuous low rate usually beats a noisy fan nobody switches on. We measure what the existing fans actually move before recommending anything.
Controls are the cheapest comfort upgrade in most homes and the most neglected. Thermostatic valves seized open, a programmer still set for a household that left for work at eight, and one thermostat in a draughty hall governing the whole house all waste fuel quietly. Zoning upstairs separately from down, moving the sensor somewhere representative, and setting the boiler to modulate down to a lower flow temperature tend to improve comfort at the same time. Most manufacturer warranties are conditional on an annual service being carried out and recorded.

Common questions
- Will we be without heating or hot water while the work is going on?
- For a boiler exchange, expect the system off for most of one working day while the old unit comes out and the new one is fitted and commissioned. Cylinder and heat pump work usually runs longer. We drain down as late in the process as we sensibly can, and where an elderly or unwell person is in the house we will talk through temporary heating before the day rather than on it.
- How much mess does this make in an occupied house?
- Some — core drilling, chasing pipework and lifting floorboards all create dust. We sheet the working area and the route in, and clear as we go rather than leaving it to the end. Where boards have to come up they are lifted properly so they go back down. Nothing gets cut or drilled without telling you first, and old equipment and packaging leave with us the same day.
- Why does our shower run warm, then hot, then warm again?
- On a combi that pattern usually points to scale on the plate heat exchanger, which is common on chalk-fed supplies across West Berkshire. On a stored system it is more often a scaled cylinder coil or a failing thermostatic valve. A flow-rate check at the outlet and temperature readings across the appliance separate the two. Descaling or replacing the exchanger fixes the symptom; a scale reducer slows its return.
- We have microbore pipework — is that a problem?
- Not automatically, but it constrains what you can do. Microbore tails block easily with sludge and limit the flow a radiator can be given, so upsizing an emitter does not always deliver the extra output on paper. It also complicates a move to lower flow temperatures. We check the existing pipe sizes against the calculated heat loss and tell you which circuits, if any, genuinely need replacing.
- How do I find out whether a heat pump would actually suit my house?
- It starts with a room-by-room heat-loss calculation rather than a rule of thumb. That tells you the output needed in each room, which in turn tells you which radiators are undersized at a lower flow temperature. Add the space and mains pressure available for a cylinder and your realistic hot water demand, and you have a genuine answer — including, sometimes, that the house is not ready yet.
- We are having an extension built — when should the heating be looked at?
- Before the plasterboard goes on, and ideally at design stage. The extension changes the heat loss of the whole house, so the existing boiler and radiators may need reviewing rather than simply extending the pipework. First fix has to happen while floors and walls are open, and any new ventilation or cooling needs its routes agreed with the builder. Getting involved late means chasing finished surfaces.
