Comfort cooling only works properly when the equipment is sized for the room it actually sits in. A survey starts with the fabric of the space: glazing area and orientation, insulation, ceiling height, occupancy, lighting and any IT or catering equipment quietly dumping heat into the room. A south-facing office on the edge of Newbury with full-height glass behaves nothing like the north-facing room behind it. Oversizing is the more common error — too much capacity short-cycles, never runs long enough to pull moisture out of the air, and swings the room temperature about instead of holding it steady.

Listed buildings and conservation areas need consent, and while many domestic installations are treated as permitted development, the conditions are specific and not every position qualifies.
Installation quality shows up years later, not on the day. Interconnecting pipework should be brazed with an oxygen-free nitrogen purge flowing through it so the inside stays clean rather than lining itself with oxide scale that later blocks the expansion device. Flare joints are torqued rather than guessed at. The completed circuit is pressure tested with dry nitrogen, then evacuated to a deep vacuum and held to prove there is no moisture or leak before the charge is released. Long runs need extra refrigerant weighed in, and the condensate route is planned for gravity fall wherever possible.
It is worth remembering that nearly every system installed today is a heat pump running in reverse, so it heats as well as it cools. That makes it genuinely useful through a Berkshire spring and autumn, when the boiler is off but a home office is cold first thing. Output tapers as outside temperatures drop, and the unit will periodically run a defrost cycle when frost forms on the outdoor coil — steam off the condenser in January is normal operation, not a fault. Common questions
- Do I need planning permission for air conditioning?
- Often not, but the rules are conditional rather than blanket. Many domestic installations are treated as permitted development provided the outdoor unit sits away from boundaries, stays below eaves level and is not fitted to a pitched roof or front elevation. Listed buildings and conservation areas need consent, and flats and commercial premises are treated differently. Noise to neighbours is assessed either way. We identify the constraints at survey stage.
- How do you decide what size unit my room needs?
- By calculation, not by floor area alone. We work out heat gain from glazing and its orientation, wall and roof construction, ceiling height, the number of people using the room, lighting, and any equipment generating heat — a small comms cupboard changes the answer completely. That gives a required capacity in kilowatts, matched to a unit that runs comfortably at part load rather than one that is far too big and cycles.
- How often should air conditioning be serviced, and are leak checks a legal requirement?
- Once a year covers most homes and small offices; twice a year suits heavily used commercial systems, and anything cooling a server room warrants more. Separately, the F-Gas Regulations require refrigerant leak checks once a system's charge passes 5 tonnes of CO2 equivalent, with records kept by the operator. Single domestic splits are usually below that threshold; VRF and larger multi-split systems usually are not.
- Will the outdoor unit be noisy for my neighbours?
- It should not be, provided it is positioned properly. Manufacturers publish sound pressure figures at a stated distance, and those hold only where the unit has free airflow and is not boxed into a corner that reflects noise off hard surfaces. Distance to the nearest window or boundary matters more than the badge on the front. Anti-vibration mounts stop structure-borne hum, and night or quiet mode reduces fan speed further.
- Can one outdoor unit serve several rooms?
- Yes — a multi-split runs several indoor units from a single condenser, which suits properties where there is only one acceptable outdoor position. The trade-offs are worth knowing: the indoor units share a compressor, so they cannot always run in opposing modes, and pipe run limits and capacity ratios apply. Where those constraints bite, separate single splits or a small VRF system is the better arrangement.
- My system is old — can it still be repaired, and can I reuse the pipework?
- It depends on the refrigerant and the condition of the installation. R22 systems can no longer be serviced with that refrigerant, so a failure is usually terminal. R410A equipment remains repairable, though gas and parts are tightening as the phase-down continues. Existing interconnecting pipework can often be reused where the diameters suit the new unit and it passes a clean and pressure test, which saves considerable disruption in a finished building.
